Site and layout

The site is the shape of a tall triangle with the site access at the apex in Cliffe Lane.

 

The terrain slopes slightly to the south and its elevation affords views over and across Cleckheaton toward Hightown Heights.

 

The 18 homes occupy 1.0 hectare (2.47 acres) making this a low density site and allowing generous space for landscaping and a village green between the terraces, all of which is unfenced internally.

 

The homes have a total footprint equivalent to the original mill but are distributed across the site and arranged so that all homes face south.

 

To foster an uncluttered and safer environment car parking is grouped at three locations with designated spaces. Household waste and recyclable materials are managed via a site compound with communal bins instead of individual wheelie bins.

 

Provision exists to construct five small units tucked into the higher ground, which residents can use for storage or to assist working from home.
