Subject to sufficient initial demand an area of the adjacent field could be used for allotments, subject to condition to make sure they are kept tidy.
Permitted development rights
Because this is a green belt location the planning permission withdraws houseowners' permitted development rights. What this means is that owners can't build extensions or make other changes without planning permission. This gives everyone assurance that neighbours won't do anything unsightly without anyone being able to comment first.
Tenure
The homes are available on a 999 lease. The whole site is conceived as being owned by a management company in which the owners hold all the shares and from whom they lease their home. This arrangement is increasingly common nowadays. The big benefit of this is that the open space within the site - about half the area - is kept permanently open and spacious. It does mean that owners together will have to employ a gardening contractor if they don't want to do the maintenance themselves.
